Description & Building Alterations
In 2012, new construction started on a modern design building that was finished in 2014. This multistory condominium spans multiple lots (402 East 8th St., 277E. 7th St., 97-105 Ave. D), and besides its residential and commercial use, houses the Lower East Side Girls Club. On the front facade, the architect used a mix of different materials like glass, aluminum, and oxidized steel.
Before the start of its construction in 2012, the lot was mostly in disuse. As far as is known the land was vacant from 1980 onwards, as can be seen in the Department of Finance tax photo.
Originally, a six-story brick and stone New Law tenement (with cellar) stood on this lot. It was constructed in 1903 and designed by George F. Pelham. Records show that by 1971 the building had two storefronts on street level, one being a grocery store and the other vacant. Also at this time, the city, after an inspection, claimed that the building was detrimental to the life, safety and health of the occupants and should therefore be vacated and sealed.
